An Energy Performance Certificate (EPC) must be held for any domestic and commercial buildings in the UK that are available to buy or rent.

What is an EPC?

An EPC provides potential buyers and tenants with an indication of the energy efficiency of a property. It will contain information such as the property’s typical energy costs and what the carbon dioxide emissions are likely to be.

The certificate rates the property from G (not energy efficient – higher running costs) to A (very energy efficient – lower running costs) and also recommends cost-effective ways to achieve a better rating and states what the energy-efficiency rating could be if improvements are made. It is valid for ten years.

Why get an EPC?

If you are looking to sell or rent out your property it is absolutely vital you get an EPC to show the current energy efficiency of the ​ building. They are also required for all new builds in England, Wales and Northern Ireland.

Landlords who are considering renting out their property must have an EPC there and ready for tenants to view and if they fail to produce one, they could receive a fine.
